Short Term Rental Permit Deadline
Dear Property Owners:
You may have been advertising a vacation rental on the internet or by testimony have acknowledged you have been renting your property as a vacation rental. If you wish to continue as a vacation rental you must apply for a vacation rental permit during the one time open application period that ends Friday, December 16, 2016. After December 16th if you have not applied for a permit and continue to rent you will be in violation of Article 7 Vacation Rental Standards and Procedures of the Gearhart Zoning Ordinance and subject to a $500 fine for each day of offence.
To apply for a permit you must first establish grandfather status by paying the city 7% room tax on your rental income, the tax took effect April 1, 2016. This can be done by completing a Transient Room Tax Operator Registration Form and Transient Room Tax Collection Return and pay the tax before the open enrollment deadline. You must also complete the Vacation Rental Dwelling Permit Initial Application, Local Representative Certification, and Homeowners Association affidavit form and submit the $725.00 application fee ($600 application fee and $125 inspection fee). You will have until June 14, 2017 to complete the balance of the requirements for a permit.

- Download the forms at the City of Gearhart website http://www.cityofgearhart.com on the “Gearhart Vacation Rental Dwelling Program page
- Request forms be emailed or mailed to you by either emailing planning@ci.gearhart.or.us or calling the planning department at the City of Gearhart 503-738-5501, or
- Coming into City Hall to pick up an application packet.
